What is an APS, and how do I prepare one?

APS stands for Agreement of Purchase & Sale. It is a legally binding contract used in real estate transactions. You can use the standard form Ontario Real Estate Association (“OREA”) APS but, a custom APS can be drafted. When drafting your own APS, here are some important information that you should include: Closing Date, Requisition Date, Irrevocability, Time is of the Essence, Chattels Included/ Fixtures Excluded, Adjustments, and Time and Date.

In determining your house’s price, you can use online estimators, but it is much better to have a professional realtor do this job. There are a lot of things that a realtor considers. This includes the square footage, number of bedrooms, number of bathrooms, upgrades to kitchen, window quality, roof age, lot features, location, style of residence, and flooring type.
